Expression of Interest 

Re: Restaurant & Event Space Lease Opportunity at Caswell Bus Barns, Saskatoon

We are pleased to invite Expressions of Interest (EOI) from qualified and imaginative restaurant/event space operators to lease a unique 2000 square foot renovated warehouse space at the Caswell Bus Barns in Saskatoon as 315 Avenue C North.

We are seeking proposals from food service vendors that have a successful record of providing affordable, local fare through catering and restaurant services. Strong consideration goes to vendors that can provide a community-based operation that supports the building’s businesses and the local community. Preference for an event space with small cafeteria-by-day and pub-by-night operation with affordable and simple fare will be considered, but all proposals are welcome! The space is conducive for both restaurant and event space functions. See appendix for floor plans. 

About Us: 

We are a group of four locals who’s mission is to design and build high-quality, sustainable, and community-focused developments that enhance and revitalize chosen areas. We offer design/build projects and property management to create vibrant communities. Our mission is to lead in building cutting-edge developments that prioritize environmental sustainability and community wellbeing. Caswell Bus Barns is our largest project and we’re excited about this arts & culture hub in this creative city.

Our Community:

The Caswell Hill neighbourhood is an established neighbourhood just West of downtown Saskatoon. Many residents identify as artists and creatives ranging from seniors, young professionals, students, and families. The Community Association has specifically asked for this development as an Arts & Culture Hub as a way of invigorating the south part of the neighbourhood.

The building development includes a 200 seat black-box theatre, 3 rehearsal spaces, YMCA 90 child day care, studios for 40 artists, architectural office, graphic designers, music production studios, 30 unit apartment building and a 5 unit business centre. An estimated 500 people per day will use this facility!

Local businesses: Night Oven bakery one block away and Konga Cafe four blocks away

Next to downtown: three blocks from the future arena, two blocks to nearest bus stop, plenty of street parking and Avenue C will become a public corridor with bike paths.

What We Are Looking For:

  1. Restaurant Concept: Interested parties should outline their proposed restaurant style, including the type of cuisine and service model. Our priority is an affordable and accessible menu that serves our tenants and local community, encouraging regular patronage.

  2. Event Space Utilization: Your EOI should detail if or how you envision utilizing the event space, and how your catering operations will seamlessly integrate to support a wide range of events including the building’s theatre and arts events.

  3. Operating Hours: Specify your intended operating hours for both restaurant services and event space functionality to meet the needs of both daily visitors and special event guests.

Selection Criteria:

  1. Alignment of your restaurant services with the community's and. building tenant’s needs.

  2. Creativity and feasibility of the proposed space utilization and catering.

  3. Demonstrated experience and reputation in the restaurant and events industry.

Please address the criteria above by submitting a business plan with the following:

  1. Explanation of concept, vision, values.

  2. Explanation of how the space will be used for day-to-night dining as well as event space & catering.

  3. Sample menu with pricing.
